Near Metro's Expo/Vermont Station and USC, a pair of infill developments are reshaping a residential block in Exposition Park.
At 1069 W. Exposition Boulevard, wood framing is now starting to rise above the concrete podium of Tessera, a new mixed-use building from Mosaic Investment Partners. The project will consist of a seven-story building featuring 53 studio, one-, two-, and three-bedroom apartments, with capacity for up to 260 beds.
Sorensen Architects has been announced as the design firm attached to the project, which is portrayed in renderings as a contemporary low-rise structure with amenities such as a rooftop pool, a courtyard, a fitness center, and a dog park.
At the time of its groundbreaking, completion of Tessera was expected in Spring 2025.
A short distance to the east at 1128 W. 37th Drive, framing has long been complete for a slim apartment complex from Los Angeles-based Tripalink.
The project, which replaced a single-family home, is approved to feature just seven apartments on its upper floors and just under 200 square feet of commercial space at the ground floor.
In exchange for Transit Oriented Communities incentives, permitting a taller building than zoning rules would otherwise allow, a portion of the new apartments must be set aside for rent as affordable housing.
