Just north of Venice Boulevard in Palms, work has commenced for a new multifamily residential development on the prior site of two duplexes.
The project at 3676-3704 S. Kelton Avenue, approved by the City Planning Commission in 2023, calls for the construction of five-story building featuring 43 studio, one-, and two-bedroom apartments above subterranean parking for 26 vehicles.
Beverly Hills-based applicant LG Alliance Corp. entitled the property using density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 11 of the new apartments are to be set aside as affordable housing at the very low-income level.
Breakform Design is designing the contemporary low-rise structure, which is shown in plans with a metal exterior and a roughly 4,500 amenity deck at the roof level.
A similar project featuring 27 apartments was approved in 2022 for a nearby site at 3736 S. Kelton Avenue.
