A staff report scheduled for the January 23 meeting of the Los Angeles City Planning Commission offers a look at plans for a new multifamily residential development just north of Santa Monica Boulevard in the Sawtelle neighborhood.
The proposed project, which comes from an entity affiliated with Tripalink, would rise from a property located at 1531-1535 Sawtelle Boulevard. Plans call for razing an existing commercial building and adjoining parking lot to clear the way for the construction of a new five-story edifice featuring nine three-, four-, and five-bedroom apartments. No on-site parking is proposed.
City Planning Commission approval is required for the approval of density bonus incentives to permit a larger structure than allowed by zoning rules. In exchange, one of the apartments would be set aside for rent by very low-income housing.
64North is designing the contemporary podium-type building, according to plans included with the report. Renderings show that the building would include a rooftop amenity deck.
The proposed project sits to the north of the core stretch of the Sawtelle Japantown neighborhood, where a number of similar developments have replaced small commercial buildings in recent years.
Tripalink, known for operating co-living style apartment buildings near USC, has previously ventured out to the Westside with plans for a ground-up development near Expo/Sepulveda Station in Rancho Park.
