Developers Nahla Capital and GPI Companies have launched sales for the Rosewood Residences Beverly Hills, and with it, dropped a new batch of renderings of the luxury condominium complex.
Now rising on the former site of the Friars Club at 9900 Santa Monica Boulevard, the more than $110-million development consists of a four-story building which will feature just 17 condominiums with 12,000 square feet of commercial space and parking for 148 vehicles.
As the name would suggest, Rosewood Hotels & Resorts will manage the property, which is set to feature a mix of two-, three-, four-, and five-bedroom dwellings, ranging from roughly 3,000 to 7,500 square feet in size. At the time it began construction, asking prices for the condominiums were slated to run as high as $40 million. Now, the asking price for a penthouse unit is set at a whopping $45 million, with prices for other homes in the building starting at a comparatively modest $10 million. For that premium, residents will have access to housekeeping and turn-down service, as well as personal trainers, spa treatments, private chefs, and assistance with restaurant reservations.
To date, $50 million in sales have been completed for the project, according to a representative.
New York-based architect Thomas Juul-Hansen, who has worked on properties such as One57 in Manhattan, is designing the Rosewood Residences, with locally-based MVE + Partners serving as executive architect. Each condominium will have direct elevator and stairway access, while all residents will share a fitness center and a rooftop pool deck. Materials to be used in the building include marble quarried in Greece and limestone sourced from Germany, as well as wood and stone.
The project will compete with other hotel-associated luxury residential developments in Beverly Hills, including the new Mandarin Oriental Residences at 9200 Wilshire Boulevard and the condos within the towering One Beverly Hills development, which will be associated with Aman Resorts.
