Construction is complete for Liv DTLA, a new micro-unit apartment complex located a short walk south of Metro's Pico Station.
Located at 1411 S. Flower Street, the project from Arctaris Impact Investors, LLC and Housing Diversity Corporation is an eight-story structure containing 227 apartments, all of which will serve as supportive housing through a five-year master lease agreement with the Los Angeles Homeless Services Authority. All apartments are to be reserved for low-income residents with vouchers earning up to 50 percent of area median income, with 10 percent reserved for extremely low-income renters earning up to 30 percent of the area median income level.
"Liv DTLA represents the heart of our mission at Housing Diversity Corporation: creating dignified, high-quality housing that's both affordable and connected to opportunity," said Housing Diversity Corp. founder and chief executive officer Brad Padden. "By placing well-designed homes near transit, employment, and essential services, we're not just addressing a housing crisis—we're building the foundation for a more equitable city."
The project team also included architecture firm Steinberg Hart and STS Construction Services.
Century Housing CDFI, United Way of Greater Los Angeles Affordable Housing Initiative Fund II, and PNC Financial Services Group helped to provide financing for the project, while PEP Housing serves as managing partner and The People Concern will provide residential services.
The project is the second micro-unit development from Housing Diversity Corp. within which LAHSA will master lease the apartments, following the Vida DTLA project a few blocks to the east on Grand Avenue.
