A single-story commercial building in Beverly Grove is set to give way to a mixed-use apartment building, according to a new application filed with the Los Angeles Department of City Planning.
The proposed project from South Park Group, slated for a corner lot at 8325 W. Beverly Boulevard, calls for the construction of a new four-story building featuring 12 studio, one-, and two-bedroom apartments above approximately 2,200 square feet of ground-floor commercial space.
Requested entitlements include Transit Oriented Communities incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, one apartment would be set aside for rent by an extremely low-income renter.
Additionally, the project is utilizing the provisions of AB 2097 to propose no on-site parking.
Plus Architects is designing the contemporary low-rise structure, which would include a rooftop amenity deck.
South Park Group, which is based in Beverly Grove, is currently in construction on a larger mixed-use project not far to the east at 8000 Beverly Boulevard - a six-story building with 56 apartments and commercial space.
The developer reportedly acquired the site at 8325 Beverly for $3 million in 2022.
