Completion nears for a mixed-use apartment complex from CIM Group just south of the I-10 Freeway in Jefferson Park.

The project, located at 2221 S. Western Avenue, consists of a five-story building which will offer 48 apartments above ground-floor commercial space and a basement garage.

Building permits indicated that CIM is developing the apartment complex in accordance with the Transit Oriented Communities guidelines, which permitted a larger structure than otherwise allowed by zoning rules. In exchange, a portion of the new apartments will be set aside as deed-restricted affordable housing.

Neil M. Denari Architects (NMDA) is designing the project, per city records.

The new apartment complex is the second component of CIM's redevelopment of the former Los Angeles Metropolitan Medical Center campus, which started with the adaptive reuse of the former hospital building into 60 apartments. CIM next plans to build 364 apartments and retail uses on a currently vacant portion of the site to the north of the under-construction building.

CIM Group, which has developed a slew of new office and residential buildings in the Jefferson Park, as well as neighboring West Adams.
