Near the intersection of 6th Street and Western Avenue in Koreatown, work is underway for a mixed-use apartment building on the former site of a gas station.
The project at 601 S. Manhattan Place and 4000 W. 6th Street, was entitled by property owner Manhattan on 6th, LLC. Plans call for the construction of a six-story edifice featuring 51 one and two-bedroom apartmetns above 3,300 square feet of ground-floor commercial space and parking for 31 vehicles.
Project entitlements include Transit Oriented Communities incentives to permit a larger building than would have otherwise been allowed by zoning rules. In exchange, six of the new apartments are to be set aside for rent as affordable housing at the extremely low-income level.
KSK Design is the architect for the project, which is shown in a rendering as a contemporary podium-type building.
Plans to redevelop the property with housing date to 2017, when the same project team initiated an application for a slightly smaller 44-unit development.
The project site is located one block northwest of the Wilshire/Western subway station, and around the block from a larger 230-unit development now being built by Jamison Services.
