Three years after clearing a site at Overland Avenue and Tabor Street in Palms, Helio has commenced work on its latest mixed-use apartment complex.
The project at 3555 Overland Avenue, issued building permits earlier this year, is approved for the construction of a six-story edifice featuring 64 studio and one-bedroom apartments above 1,395 square feet of ground-floor retail space and a 69-car garage.
Project entitlements include Transit Oriented Communities incentives, permitting a larger building than would otherwise be allowed by zoning rules.. In exchange for the incentives, six of the apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
Reed Architectural Group is designing the podium-type building, which is shown in plans with a contemporary look and an exterior of stucco and concrete. Plans also call rooftop terrace decks, a small courtyard, and recreation room at the second floor.
The project is the third Overland Avenue development for Helio and Reed Architectural Group, joining a 188-unit apartment complex completed across the street and a 119-unit building built on the opposite side of Tabor Street.
Elsewhere in Palms, Helio recently sold a newly-completed building along National Boulevard and Canfield Avenue to UCLA.
