A stretch of commercial buildings at the intersection of Pico and Crenshaw Boulevards is set to give way to a mixed-use apartment complex, per a recent application to the Los Angeles Department of City Planning.

The proposed project at 4201 W. Pico Boulevard, which comes from the entity 4201 Pico Investment, LLC, calls for the construction of an eight-story building featuring 222 studio, one-, and two-bedroom apartments above  ground-floor commercial space. Parking for roughly 170 vehicles would be provided at-grade and in a basement garage.

Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 35 of the apartments are to be set aside for rent by very low- and moderate-income households.

Asulon Architecture & Design is designing 4201 Pico, which is shown in plans as a contemporary podium-type development with a central courtyard and a rooftop amenity space.

The project site is located directly north across the street from the Amani Apartments, a 54-unit senior affordable housing complex completed in 2022 by Wakeland Housing and Development Corp.
