Another mixed-use development has commenced construction along Venice Boulevard in Palms.

The project site, located across the street from Downtown Culver City at 9431 W. Venice Boulevard, was recently permitted for the construction of a seven-story building featuring 47 studio, one-, and two-bedroom apartments above roughly 2,000 square feet of ground-floor restaurant space. Approved plans also call for a 38-car garage.

Entitlements granted to project applicant Paul Hendifar of Venice Cardiff, LLC in 2023 permit density bonus incentives to allow for a larger structure than zoning rules would otherwise permit. In exchange, five of the new apartments are to be set aside as deed-restricted affordable housing at the very low-income level.

Kevin Tsai Architecture is designing 9431 Venice, which will include a courtyard, a rooftop deck, and a recreation room.

The commercial corridors of Palms have seen the construction of several similar projects in recent years, including under-construction developments at 10801 and 9900 Venice Boulevard.
