In Palms, the wrapping is off for a mixed-use development at the intersection of Venice Boulevard and Glendon Avenue.
The project, which replaced a commercial building at 10801 W. Venice Boulevard, consists of a six-story structure that will contain 85 apartments above ground-floor commercial space and a two-level subterranean parking garage.
Plans relied on Transit Oriented Communities incentives to permit a larger building than normally allowed by zoning. In exchange, a portion of the new apartments must be set aside for rent as affordable housing upon completion.
Property records list the owner of the site as Reza Amin through the entity Venice Adventures, LLC. Amin had originally proposed the construction of a smaller building with 63 apartments above ground-floor commercial space using density bonus incentives in 2016, but later revised the project using the Transit Oriented Communities incentives.
Plus Architects is designing the Venice Glendon development, which includes cantilevered, sloping balconies and a rooftop amenity deck.
The project will soon be joined by a similar proposed apartment complex from Wiseman Residential planned a few blocks east at Venice Boulevard and Motor Avenue.
