One year since we last stopped by in Baldwin Hills, the wrapping is off for a mixed-use apartment complex from SoLa Impact.

Located at 4008 Martin Luther King Jr. Boulevard, the project consists of a five-story building that will feature 70 studio and one-bedroom apartments above 437 square feet of street-level retail space and a 35-car garage.

Project entitlements include Transit Oriented Communities development incentives, which permit a larger building with more housing than would otherwise be allowed by zoning rules. In exchange, seven of the new apartments are to be set aside as affordable housing at the extremely low-income level.

The Architects Collective is designing the contemporary podium- type building, which is shown in renderings with a series of upper-level amenity decks.

Completion of 4008 MLK is expected this year.

While larger than its immediate surroundings, the project may be the first in a series of larger buildings in the works along this stretch of Martin Luther King Jr. Boulevard. New apartments are planned at the Baldwin Hills/Crenshaw Plaza mall, and a large project featuring offices and other commercial uses are slated for the long-vacant Marlton Square property.
