At its meeting on February 12, the Los Angeles City Planning Commission approved a proposal from local developer Mark Judaken to build a mixed-use apartment complex steps from the Expo/La Brea Metro stop in West Adams.
The project, which would rise at 5048 W. Jefferson Boulevard, would replace a vacant structure with a new six-story building containing 33 one-bedroom apartments above nearly 3,600 square feet of ground-floor commercial space and parking for six vehicles.
The City Planning Commission granted entitlements including density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, seven of the proposed apartments would be set aside for rent as very low-income affordable housing for a period of 55 years.
Mika Design Group is designing the proposed development, which is shown in plans as a contemporary podium-type building capped by an amenity deck.
The proposed project would be one of just a handful of multifamily residential buildings in proximity to Expo/La Brea Station, which has yet to see large-scale developments commonplace near stops at La Cienega Boulevard and Bundy Drive.
Judaken has previously worked with Mika Design Group on similar multifamily projects in Venice and Palms.
