In Granada Hills, construction is in the home stretch a mixed-use residential development at 17454 W. Chatsworth Street.
The project, which occupies a corner site at the intersection of Chatsworth Street and Encino Avenue, consists of a two-story building which will feature 54 apartments above approximately 5,300 square feet of ground-floor commercial space and parking for retail uses and residential tenants.
Project approvals included density bonus incentives granting waivers from certain developments standards. In exchange, three of the new apartments are to be set aside for rent by very low-income households.
GA Engineering designed the apartment complex, which is described in a leasing brochure from CREI as having a Spanish-style look. The structure is clad in white stucco, and feature a tile roof overlooking Chatsworth.
While projects that combine housing and commercial uses are rare in Granada Hills, they are not without precedent. A larger project which will feature 140 apartments, 102 townhomes, and retail space is approved for a site at the intersection of Woodley Avenue and San Fernando Mission Boulevard.
