A church in San Pedro is slated to make way for a mixed-use apartment complex, according to an application submitted late last month to the Los Angeles Department of City Planning.
The project, which would rise from a site located at 739 S. Grand Avenue, comes from Costa Mesa-based development firm Knowleton Communities, Inc. Plans call for razing the existing structure to clear the way for a new seven-story building featuring 125 one-bedroom apartments above 2,600 square feet of ground-floor commercial space and parking for 149 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 14 of the apartments are to be set aside for rent as very low-income affordable housing.
64North is designing 739 Grand, which would be clad in materials including smooth stucco, concrete wall, and faux wood finish. Plans call for open space amenities including a community room on the top floor and a large rooftop deck.
The project represents development creeping westward from Downtown San Pedro, where much of the area's construction activity has been concentrated in the past decade. Similar projects have also been pitched for sites along Pacific Avenue.
