An empty lot located just north of Sunset Boulevard in Echo Park is slated for the construction of housing, per a new application to the Los Angeles Department of City Planning.
The project from development firm Terra Capital, slated for a lot at 1340 N. Glendale Boulevard, calls for the construction of a six-story building featuring 59 studio, one-, and three-bedroom apartments with approximately 2,000 square feet of ground-floor restaurant space. The mixed-use development would also include parking for 21 vehicles.
Requested entitlements include Opportunity Corridor Incentive Area development bonuses - a component of the Citywide Housing Incentives - to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, seven of the apartments are to be set aside for rent by extremely low-income households.
Kevin Tsai Architecture is designing the project, which would rise on a site fully encircled by public streets. Renderings portray a contemporary podium-type apartment complex.
A landing page for the project on the Terra Capital website advertise a completion date in 2028.
Terra Capital and Kevin Tsai Architecture are developing a handful of multifamily residential projects across the City of Los Angeles, including a similar mixed-use building slated for a long-vacant site along Wilshire Boulevard near Hancock Park.
