Seven months after we last checked in, construction has gone vertical for a new mixed-use apartment complex from developer Tishman Speyer in Santa Monica.

The project, which replaced a surface parking lot at 1430 Lincoln Boulevard, will eventually consist of a five-story building featuring 97 studio, one-, two-, and three-bedroom apartments above roughly 5,900 square feet of ground-floor retail space and a four-level, 295-car subterranean parking garage.

Studio T-Square 2 is designing the contemporary podium-type building, which will also include townhome-style units flanking a ground-level plaza.

The property is one of eight entitled development sites purchased by Tishman Speyer from WS Communities in a deal announced in early 2022. It is one of three of those projects to break ground to date, following the 711 Colorado senior affordable apartments and a 98-unit complex now rising at 1650 Lincoln Boulevard. The timeline for the other developments, such as a smaller project planned at 1318 Lincoln, remains uncertain.

The site continues a recent building boom on Lincoln Boulevard, which has seen the construction of more than a half-dozen similar mixed-use apartment buildings within the past five years. The largest of those projects yet, a 280-unit complex from Related California, is now on the rise one block south at 710 Broadway.
