In Santa Monica, excavation is in progress at the former site of a surface parking lot at 1430 Lincoln Boulevard, where developer Tishman Speyer is in the midst of construction for its latest project in the downtown area.

The project, located on a mid-block site between Santa Monica Boulevard and Broadway, a five-story edifice featuring 97 studio, one-, two-, and three-bedroom apartments above roughly 5,900 square feet of ground-floor retail and a four-level, 295-car subterranean parking garage.

“The building massing is inspired by the works of Bauhaus architects in the early 20th century. We used strong, simple forms to delineate between the living units (brick material) and the circulation/balcony (wood screen)," said Studio T-SQ2 principal Henry Tong in a 2019 news release. "This created a unified architectural language for the building, and a simple material palette to blend in with the existing urban fabric of Santa Monica."

Milender White is serving as the project's general contractor.

The property is one of eight entitled development sites purchased by Tishman Speyer from WS Communities in a deal announced in early 2022. It is the second of those projects to break ground, following the start of work on the 711 Colorado senior affordable apartments in March 2023.

The site continues a recent building boom on Lincoln Boulevard, which has seen the construction of more than a half-dozen similar mixed-use apartment buildings within the past five years. The largest of those projects yet, a 280-unit complex from Related California, is now on the rise one block south at 710 Broadway.
