Plans to transform a vacant industrial site just west of Pioneer Boulevard with housing and commercial uses continue to move forward, per a draft environmental study published this month by the City of Artesia.
The Artesia Place, a project from Borstein Enterprises and G3 Urban which first emerged last year, is slated for an approximately 3.5-acre site at 11709 Artesia Boulevard and 17212 Alburtis Avenue. The property, formerly a dairy manufacturing plant, is slated for the construction of multiple low-rise structures which would feature a total of 80 homes, up to 8,650 square feet of street-fronting commercial uses, 216 parking spaces, and recreation areas.
Plans included with the environmental report indicate that the complex would include a "traditional paseo rowtown-inspired residential" centered on a recreation area at the northern portion of the site, with commercial uses clustered toward Artesia Boulevard to the south. Plans call for a combination of a mix of traditional townhomes and live/work units - including shopkeeper dwellings.
Plans call for several one-story "Main Street" style retail shops, backed by courtyards surrounded by storefronts and newstands. Building materials would include wood sidings, stone veneer, plaster, and "weathered," brick veneer. Building would rise up to three stories in height.
Construction of Artesia Place is expected to occur over a 24-month period commencing in September 2023 and concluding in August 2025 - the same schedule indicated in the project's August 2022 initial study.
Los Angeles County Assessor's records list the owner of the site as Los Angeles-based real estate development firm Borstein Enterprises, which is partnering with G3 Urban on the project. The two companies are also partnering on similar townhome developments at multiple sites in Gardena.
Artesia Place would rise less than one mile north of the future site of the southern terminus of Metro's West Santa Ana Branch, which would shuttle passengers from Pioneer Boulevard in Artesia to Downtown Los Angeles.
