An environmental report published by Culver City reveals plans to redevelop an office park in Fox Hills with more than 1,000 homes.

The proposed development from B9 Sequoia Culver City Owner, LP, an entity associated with Link Logistics Real Estate, would rise from an 8.3-acre site located at 5757 Uplander Way. Plans call for the construction of three seven-story buildings - standing up to 88.5 feet in height - containing a combined 1,077 residential units with 5,772 square feet of ground-floor commercial space fronting Hannum Avenue to the north and parking for 1,382 vehicles.

In exchange for density bonus incentives to achieve the proposed scale of the project, 78 of the new apartments would be set aside for rent as affordable housing at the very low-income level for a period of 55 years.

KFA Architecture is designing the 5757 Uplander, according to a project website. The podium-type buildings would be oriented along a central, landscaped paseo cutting north-to-south through the site. The central open space would be complemented by multiple courtyards and plazas.

City records also indicate that AC Martin and Rios have been affiliated with the project.

Pending approvals, including a zone change and a general plan amendment, construction of 5757 Uplander is expected to occur in three phases starting as early as the first quarter of 2027, and concluding by the end of 2031.

Culver City is expected to see much more density in Fox Hills over the coming years, as a number of commercial sites give way to multifamily housing. Lincoln Property Co. has received approvals to build 309 apartments on a site one block to the east along Hannum Avenue, and developer Reda Residential is looking to build housing on a site across the street from the Westfield Culver City Mall.
