A property owner is dialing up the density in plans redevelop a commercial building just north of Sherman Way in Canoga Park with affordable housing.

Last year, Matt Towfighian of Warner Mega Properties, LLC secured approvals for the construction of a new seven-story building at 7220 N. Owensmouth Avenue featuring 70 one-, two-, and three-bedroom apartments with a two-level, 92-car parking garage. A revised application, filed recently with the Planning Department, retools that project to consist of a six-story building featuring 120 dwellings - also a mix of one-, two-, and three-bedroom units.

Revised plans, despite being shorter in scale, add more housing by reducing the overall parking component to 41 spaces and substituting an O-shaped footprint above the podium level for the U-shaped footprint of the original project.

KSK Design, Inc. remains the architect and project representative for 7220 Owensmouth.

A similar 80-unit affordable housing complex was recently completed two blocks to the south on Owensmouth, and additional moderate-income developments have been built on Topanga Canyon Boulevard and Canoga Avenue.
