In Palms, a partially vacant site just north of Venice Boulevard could yield the neighborhood's latest mixed-use apartment building.
This month, an entity affiliated with Los Angeles-based real estate development firm Helio filed an application with the Planning Department seeking approvals for a new multifamily residential building at 3734 S. Overland Avenue. The proposed project, which require the demolition of a single-story commercial building, calls for the construction of a new 50 studio, one-, and two-bedroom apartments above 671 square feet of ground-floor commercial space and semi-subterranean parking for 27 vehicles.
Project entitlements include Transit Oriented Communities incentives to permit a larger structure than allowed by the property's base zoning. In exchange, Helio will be required to set aside 5 of new apartments as extremely low-income affordable housing.
Reed Architectural Group is designing 3734 Overland, as it has with other Helio projects in the Palms area. Plans show a contemporary podium-type building with a rooftop amenity deck.
Helio is also developing several other mixed use projects on sites to the north, including new buildings rising at 3565 and 3664 S. Overland Avenue. A similar project called The Jagger is also under construction nearby.
