After four years of quiet, a proposal to redevelop a five-unit apartment building near Sony Pictures Studios with townhome-style condominiums is back.

An item recently considered by the Culver City Planning Commission offers an updated look on Salem Property Holdings, LLC's proposed project, which would rise from a site located at 4051-4055 Jackson Avenue. Approved plans would permit the construction of nine residential units above an underground parking garage.

The original design for the project, which came from Shakil Patel & Associates, envisioned four two-story buildings oriented along a series of internal walkways. Each unit would have included glass balconies and a rooftop deck. The revised plan, designed by Dmitriy Kazakov, retains a similar site plan and program, but makes changes to in alterations to the subterranean level, resulting in changes to floor plans and support columns on the floors above. Other alterations were made to account for updated Building Code Requirements since 2018.

"The structures have a contemporary style with straight lines and multiple surfaces positioned at right angles creating articulated facades," reads a staff report. "The open courtyards and window glazing allow natural light into the dwellings. The project’s articulated surfaces include a mix of fiber cement with a wood like finish, exterior off-white stucco, and exterior light tan stucco. These surfaces are alternatively applied to the Project façade to ensure color and finish are not monolithic. The front street fascia is dominated by the fiber cement with wood like finish which is applied less on the other frontages."

On account of delays and other impediments associated with the global pandemic, the project applicant has applied for an extension of entitlements through April 2023. An application for building permits has not been submitted to Culver City at this point in time, according to the staff report.
