Plans for a mixed-use development near the intersection of Colorado Boulevard and Lake Avenue in Pasadena are undergoing changes, per an item recently presented to the Pasadena Design Commission.

Back in 2020, the Commission signed off on plans from applicant Singpoli to raze parking and small commercial buildings at 83 N. Lake Avenue to clear the way for the construction of two six-story buildings featuring approximately 117,000 square feet of commercial uses accompanied by 54 condominiums and parking. Those plans, which are approved through mid-2026, are now undergoing tweaks due to changing market conditions, according to a staff report. 

A new application submitted last year carves the 1.4-acre property into two separate lots, including one facing East Union Street and another facing Lake Avenue. Plans now call for the construction of a single building featuring 54 residential units above 775 square feet of commercial space and subterranean parking facing Union Street. The second lot, previously slated for the large office building, is not included in the revised plan.

In addition to a pared down development program, the project also has a new architect. LCRA is now slated to design the contemporary podium-type building, which would include multiple balconies and terrace decks.

The staff report deemed the project to be compatible with its surroundings.
