Revised plans have emerged for a new apartments building along a corner lot along Montana Avenue per a recent application to the City of Santa Monica.

Last year, Empire Associates filed a preliminary application seeking entitlements for the site, which is located at 745 17th Street. At the time, plans called for the construction of a four-story building containing 24 apartments above parking for 47 vehicles.

A revised application, filed last month by developer Holland Group, would once again consist of a four-story building featuring 24 one-, two-, and three-bedroom homes, with a minor reduction to 43 parking spaces.

Holland Group would look to use density bonus incentives to permit a larger building than otherwise allowed by zoning rules. Revised plans call for five moderate-, low-, very low-, and extremely low-income apartments, in lieu of the four very low- and moderate-income units in the prior iteration of the project.

Ottinger Architects is the new architect for the project, which is shown in plans as a contemporary low-rise building.
