A new project website reveals revised plans for a multifamily residential building next door to the Santa Monica Library.

The project site at 1325 6th Street is one of eight properties acquired by developer Tishman Speyer in 2021 from WS Communities. Prior to that date, WS Communities had obtained approvals for the construction of a six-story building featuring 64 residential units and retail space on the site.

Tishman Speyer's project, which emerges at a time during which state law has reshaped zoning laws in jurisdictions across Los Angeles County, calls for the construction of a larger eight-story building featuring 110 apartments above 95 basement parking stalls. Plans also call for 12 affordable housing units to be built in a separate building at 1323 5th Street.

Ottinger Architects is designing the project, according to plans included on the website.

To date, Tishman Speyer has developed four buildings in Downtown Santa Monica, and owns four additional properties including the 1325 6th Street site.
