A 1980s office building a half-mile west of the Cal State Long Beach campus could be converted to student housing, according to an initial study published by the City of Long Beach.
The Park Tower building, located at 5150 Pacific Coast Highway, is a seven-story structure featuring 120,000 square feet of offices - nearly 110,000 square feet of which was leased as of January 2024. The university intends to largely maintain the glass-clad exterior of the existing building, while converting its interior into 149 residential suites with capacity for up to 593 beds.
Other elements of the project would include a new 728-square-foot pavilion building located along Clark Avenue, as well as 22,523 square feet of open spaces inclusive of common and private areas. Three existing levels of subterranean parking with space for 364 vehicles would also be retained.
Studio One Eleven is designing the adaptive reuse project, according to plans included with the environmental study.
Construction of the project will require a slew of approvals by the City of Long Beach, including a zoning code amendment, a conditional use permit, a generla plan amendment, and other clearances.
Cal State Long Beach is planning new housing for up to 1,600 students on and around its campus as part of its new master plan. The university recently broke ground on a $115-million project with 424 beds near the west side of its campus.
