After kicking the tires last year, it's now official: Onni Group is going residential with its proposed mixed-use development in the Arts District.
Earlier this week, the Vancouver, Canada-based developer filed a new application with the City of Los Angeles relating to its property at 2143 E. Violet Street. Plans call for the construction of 30- and 19-story buildings which would feature 474 one-, two-, and three-bedroom dwellings above just over 2,000 square feet of ground-floor commercial uses and subterranean parking.
As required by Measure JJJ, the project will provide 76 units of very low- and extremely low-income affordable housing.
SCB is designing, which has gone minor revisions since preliminary plans were filed last year with the Planning Department, according to new documents sourced with ATC. The height of the proposed towers remain 344 and 226 feet.
The project is a reflection of the steep drop in demand for offices after the pandemic in Los Angeles. In 2021, Onni received approvals for a project on the same site which would have included a smaller 347-unit residential component with 187,000 square feet of offices. Four years later, with empty space abound, Onni and other developers with similar projects in the Arts District have rethought their plans. That includes Tishman Speyer, which recently pulled the plug on an all-office development a short walk south of Violet Street.
Although Onni is not building at the rapid pace seen prior to the pandemic, the Canadian developer remains active in the L.A. area. The company's current projects include an under-construction tower at Olympic Boulevard and Hill Street in Downtown and a proposed two-tower complex in Glendale.
