A large industrial complex on Artesia Boulevard which houses multiple automobile repair businesses could be raze and redeveloped with a large apartment complex, per an environmental report published by the City of Gardena.
The Picerne Group, a Newport Beach-based investment firm, is seeking entitlements for the construction of a new six-story building at 1610 Artesia Boulevard. The project, which would rise midway between Normandie and Western Avenues, calls for the construction of 300 studio, one-, and two-bedroom apartments with parking for 507 vehicles located at-grade and in one subterranean level.
In addition to site plan review and design review, the project will require the approval of density bonus incentives permitting a taller structure than allowed by zoning rules, among other concessions. In exchange, 17 of the new apartments would be set aside for rent as deed-restricted affordable housing.
TCA Architects is designing 1610 Artesia, which is portrayed in renderings with a contemporary look. Plans show a large central courtyard at the podium level of the building, as well as amenities including swimming pools, a fitness center, a spa, a golf lounge, a business center, and a rooftop lounge.
Pending approvals, the environmental report points to a 27-month construction period for the apartment complex, commencing as soon as Summer 2024 and concluding as early as Fall 2027.
The project is one of a growing number of large apartment complex starting to spring up on Gardena's commercial corridors, including a 265-unit complex which is already under construction at 12888 Crenshaw Boulevard. Not far from the 1610 Artesia site, an industrial complex is poised to make way for an even larger 403-unit apartment building at 16910 Normandie Avenue.
The proposed development is not the first for Picerne Group in L.A. County's South Bay. Two years ago, Picerne completed work on a 220-unit complex on Crenshaw Boulevard in Lomita.
