Cypress Equity Investments (CEI) continues to take advantage of state-required changes to Santa Monica's zoning rules, upsizing another of its numerous proposed mixed-use residential developments within the city.
The latest project, which would rise from a corner property at 1902 Wilshire Boulevard, was previously slated for the construction of a five-story building featuring 71 residential units above ground-floor retail space and a two-level, 143-car subterranean parking garage. Revised plans, as revealed on a project information website, now call for a taller eight-story building featuring 140 residential units, retail space, and subterranean parking for 197 vehicles.
The revised plan also comes with an increased affordable set-aside - plans now call for 14 affordable units versus the 11 very low-income units proposed through the original project. The earlier plan had called for those units to be located within an adjacent development at 1215 19th Street.
Updated plans retain a similar look to the earlier concept by Patrick Tighe Architecture - but three stories taller. The older plan had called for an exterior of stucco, concrete, and metal panels.
CEI, based out of neighboring Los Angeles, has more than a half-dozen new apartment buildings now planned or under construction in Santa Monica, as well as an under-construction project in Echo Park.
