Just east of Crenshaw Boulevard in Leimert Park, construction is just about finished for a mixed-use development at 3450 W. 43rd Street.

The project, which was entitled for development by Brasa Capital Management, is a five-story edifice featuring 56 studio apartments above 3,000 square feet of ground-floor retail space.

The building, approved with Transit Oriented Communities incentives, is larger and has less  parking than zoning rules would normally permit due to the site's location near the K Line's Leimert Park Station. In exchange for the incentives, seven of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.

HBA designed the apartment complex, which incorporates elements of Streamline Moderne architecture and a large mural along its western face.

The project received its temporary certificate of occupancy in mid-August, holding to the Summer 2024 advertised by a landing page on the Canfield Development website.

The project follows a number of new housing developments in the works on the blocks surrounding Leimert Park Station, following a 111-unit apartment building at 4252 Crenshaw Boulevard which opened in 2020 and a mixed-use structure now taking shape up the street at 4242 Crenshaw.
