Just west of Metro's Vermont/Santa Monica Station in East Hollywood, construction is complete for the latest mixed-use project from Los Angeles-based Canfield Development.

The Vivien apartments, located at 4750 Santa Monica Boulevard, are an eight-story structure 85 studio, one-, two- and four-bedroom apartments with 1,137 square feet of ground-floor retail space and a 72-car garage.

Project entitlements included Transit Oriented Communities incentives, permitting a larger building than normally allowed by zoning rules. In exchange, 10 of the new apartments are to be set aside for rent as extremely low-income affordable housing for a period of 55 years.

For the project's market rate units, a leasing website advertises rents starting at $1,971 per month.

HBA designed Viven, which closely matches renderings produced prior to the start of construction. On-site amenities include a central courtyard and a rooftop terrace deck.

The project site sits directly across the street from a site controlled by Metro and Little Tokyo Service Center, where a six-story, 187-unit affordable housing development was also recently completed, and a short walk from another mixed-income development from Jamison Services now wrapping up construction at 4632 W. Santa Monica Boulevard.
