In Palms, exterior work is complete for the latest multifamily residential building from prolific local developer Helio.
The project at 3301 Canfield Avenue, which replaced three single-family homes and a triplex, consists of a six-story building featuring 50 three-bedroom apartments above parking for 25 vehicles. Building permits also indicate that some ground-floor parking is being converted into 12 accessory dwelling units.
Project approvals include Transit Oriented Communities incentives, allowing for Helio to build a larger structure than would normally be allowed under zoning rules. In exchange, five of the new apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.
Reed Architectural Group designed the podium-type building, which also front National Boulevard. Plans call for multiple outdoor decks, as well as a gym.
Helio has a number of new projects in the works for the Palms neighborhood, including three mixed-use buildings which on Overland Avenue.
