New plans uploaded earlier this month by the L.A. Department of City Planning reveal renderings for AEG's proposed mixed-use high-rise development that would rise just north of the J.W. Marriott hotel complex.
The project, which would replace a surface parking lot located at 917-931 W. Olympic Boulevard and 920-948 S. Georgia Street, calls for the construction of a 49-story tower. The building would include a 334-room hotel and 364 residential units on its upper floors, with restaurant space, a bar, meeting rooms, a ballroom, and a total of 112,593 square feet of entertainment uses. A total of 666 parking spaces would be built within the project.
Proposed entertainment uses would be located mostly on the fifth and sixth floors of the building, potentially including attractions such as miniature golf, darts, escape rooms, and electronic games. Plans also call for amenity decks at the rooftop and at a podium level, as well as a night club on the eighth floor of the tower.
WATG is designing the project, currently referred to as Olympic North West, which would rise 631 feet in height. Renderings portray a contemporary look with an exterior of glass, stone, and metal.
The building would greet passersby with an entry plaza and pocket park fronting Olympic Boulevard, while its podium structure would feature "undulating fabric of vertical fin-mounted LEDs" along Olympic Boulevard. Plans call for both digital and static signage.
Construction of the project will require approval of conditional use permits for both the hotel use and alcohol sales, as well as an amendment to the Los Angeles Sports and Entertainment District Specific Plan which governs the L.A. Live campus and surrounding blocks. That will require a lengthy approval process, with a final decision by the City Council. Accordingly, reports indicate that AEG is waiting for improved economic conditions before moving forward with construction.
Developers have aimed on multiple occasions to build on sites located to the north of Olympic Boulevard from the L.A. Live campus, including proposals for a multi-tower complex across Georgia Street and a slim high-rise at the site of the Downtown car wash. AEG had previously partnered with Williams & Dame on plans for a Renaissance Hotel on the 917 Olympic site, and subsequently sought to build a 38-story expansion of the J.W. Marriott on the property in 2016, only to step away from the project within two years.
Plans for the hotel and residential tower come on the heels of the start of work a $2.6-billion expansion of the Los Angeles Convention Center.
