In Beverly Hills, the wrapping is off at 9900 Santa Monica Boulevard, former site of the Friars Club and future site of the Rosewood Residences Beverly Hills.
The $110-million project from developers Nahla Capital and GPI Companies, which broke ground in mid-2022, consists of a four-story building that will features just 17 condominiums atop 12,000 square feet of commercial space and a 148-car underground parking garage.
When completed, Rosewood Hotels & Resorts is slated to manage the property, which includes two-, three-, four-, and five-bedroom dwellings, ranging from roughly 3,000 to 7,500 square feet in size. As of May 2024, prices for the homes were to range from $10 million to as much as $45 million for a penthouse unit. As of February, more than 50 percent of the building is spoken for in presales, bringing in $110 million.
The hotel-style property will give residents access to amenities such as housekeeping and turn-down service, personal trainers, spa treatments, private chefs, and assistance with restaurant reservations. Each condominium will have direct elevator and stairway access, and access to a shared fitness center and rooftop pool deck.
New York-based architect Thomas Juul-Hansen is designing the Rosewood Residences, while locally-based MVE + Partners serving as executive architect. Exterior finishes include marble quarried in Greece and limestone sourced from Germany, as well as wood and stone.
The project will compete with other hotel-associated luxury residential developments in Beverly Hills, including the new Mandarin Oriental Residences at 9200 Wilshire Boulevard and the condos within the towering One Beverly Hills development, which will be associated with Aman Resorts.
