A pair of late 1940s residential buildings in Van Nuys are primed to make way for affordable housing through the Mayor's Executive Directive 1.

On January 19, Andysheh Soltani of Burbank Villa Apartments, LLC submitted an application to the L.A. Department of City Planning seeking approvals for the construction of a new six-story building at 14715 W. Burbank Boulevard featuring 91 affordable apartments for seniors.

As the project would be restricted to rent by moderate-, low-, and very low-income households, it is eligible for density bonus incentives to permit a larger structure than normally allowed by zoning rules.

GA Engineering is designing 14715 Burbank, which is depicted in renderings as a contemporary podium-type building clad in stucco.

The project is one of numerous ED1 projects in the works for the Van Nuys community, including a 100-unit development slated for a site across the street from the Sepulveda Basin on Victory Boulevard.
