An early 20th century home located just west of the USC campus in Exposition Park is slated to give way to a new multifamily residential development, per an application submitted last week to the Los ANgeles Department of City Planning.
The proposed project from Edward Li of New Materials Corp, slated for a property at 1158 W. 37th Place, calls for razing the existing building to make way for the construction of a new seven-story edifice featuring 7 three-bedroom apartments without on-site parking.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, one of the apartments is to be set aside for rent as affordable housing.
Next Architecture is designing the contemporary podium-type building, which woudl include a rooftop amenity deck.
The project joins a number of slim apartment buildings replacing older residential structures in the blocks to the west of the USC campus.
