Just over three months after our last update, wood framing has reached its vertical peak at 3659 S. Motor Avenue in Palms, where prolific local developer Wiseman Residential is building out a mixed-use apartment complex.

Located on a site which previously housed a Montessori school, the new development stands seven stories in height, and will feature 68 apartments atop podium parking and ground-floor retail space at completion.

The project was designed in accordance with the Transit Oriented Communities guidelines, which larger structures than allowed by zoning rules near transit. In exchange for the incentives, seven of the apartments are to be reserved as affordable housing at the extremely low-income level.

City records list the project's architect as Uriu & Associates, a firm which frequently works with Wiseman.

The project site sits a short walk south of another mixed-use building now wrapping up work at 3570 Motor.

Wiseman, which is based in Sawtelle, develops infill apartment complexes across the City of Los Angeles, and is set to begin work next on another mixed-use residential building a short walk south on Venice Boulevard.
