The shuttered Four Points by Sheraton hotel near LAX is slated for conversion to affordable housing, according to a permit issued by the Los Angeles Department of Building and Safety.

Completed in the 1960s at 9750 Airport Boulevard, the property consists of three interconnected buildings containing 561 guest rooms on a site that also fronts 98th Street to the south. According to reviews on TripAdvisor, the hotel closed earlier this year. The city filing indicates that the existing structures are to undergo an interior remodel, transforming the hotel into 572 units of housing. Records do not indicate that work has commenced at this point in time.

While exact details in city records are sparse, a staff report provided in May 2025 to the California Municipal Finance Authority sheds light on what may be planned.

The project is described as transforming the existing seven-, eight-, and nine-story buildings into 572 one-bedroom dwellings, including 229 units dedicated to renters earning up to 80 percent of the area median income level. Plans also call for amenities such as a racquetball court, a pickleball court, a game room, a swimming pool, a movie room, parking, and laundry facilities. 

The project applicant is listed as real estate firm Capital Insight along with non-profit partner Kingdom Development, Inc.

The former hotel sits just southwest of the future site of a new ground transportation hub which will be served by the LAX automated people mover system.
