Just south of the L.A. River in Canoga Park, excavation and foundation work is underway for a mixed-use apartment complex from Pasadena-based Panoptic Development.
The River Point project, located at 6801 Canoga Avenue and 21401 Vanowen Street, will consist of a six-story building featuring 154 studio, one-, and two-bedroom apartments atop approximately 4,000 square feet of ground-floor commercial space and more than 200 parking spaces on two basement levels.
Ken Stockton Architects, Inc. is designing the podium-type building which is portrayed in a rendering with a colorful stucco exterior. Besides housing, plans call for common amenities such as a fitness center and a dog park.
The project site sits directly across the street from a 47-acre site that formerly housed a manufacturing facility for the aerospace firm Rocketdyne, which has long been marketed as a development site.
Numerous other large apartment buildings are also taking shape within blocks to the east and west, including a recently-completed 174-unit project at 21425 Vanowen Street.
Panoptic, which acquired the site in November 2017, had originally announced its intent to break ground on the Canoga Park project in 2018. The company portfolio also includes a 35-unit complex in Pasadena.
