Just south of the Mormon Church's massive temple in West Los Angeles, a two-story office building from the 1940s has made way for new multifamily housing.
The project from Halco Management, now taking shape at 10642 W. Santa Monica Boulevard, will consist of a six-story building featuring 40 studio, one-, and two-bedroom apartments above parking for 38 vehicles.
Although plans for the site date back 10 years, the project was eventually approved using Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, four of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
The Albert Group Architects is designing 10642 Santa Monica, which is portrayed in a rendering as a contemporary podium-type building, similar to other recent construction projects along the surrounding corridor.
Halco, which is based in West Los Angeles, is also attached to a number of similar projects slated for properties along Westwood Boulevard.
