Nine months after we last stopped by, wood framing is complete for a new mixed-use apartment complex near the intersection of 8th and Union Streets in Westlake.
The project, which replaced a pair of small commercial buildings at 1525-1537 W. 8th Street, consists of a six-story structure which will feature 43 apartments above ground-floor retail space and a basement garage.
Although the apartment complex is a by-right development which did not require entitlements, the complex is designed in accordance with the Transit Oriented Communities guidelines, permitting a larger structure than zoning rules would normally allow. In exchange, a portion of the new apartments would be set aside for rent at below market rates.
According to construction permits, GA Engineering is designing 1537 8th Street.
Los Angeles County Assessor's data lists the owner of the site as the entity 1535 8th, LLC.
The project site sits a short distance west of the intersection 8th Street and Valencia Avenue, where a similar mixed-use project is now under construction. Next door at 1517-1523 W. 8th Street, yet another residential-retail complex is planned.
