An early 20th century home located a few blocks west of Vermont/Beverly Station could make way for a new small lot subdivision, according to an application submitted this month to the Los Angeles Department of City Planning.
The property at 329 N. Kenmore Avenue, located just north of Beverly Boulevard, is slated for the construction of four new single-family dwellings, each featuring four bedrooms and four bathrooms and a two-car garage. Additionally, two of the rear lots are expected to niclude attached accessory dwelling units on the ground floor, meaning that the project would result in a total of six residences.
Nklosures, an Irvine-based architecture firm best known for its work on Los Angeles area hotels, is designing the small lot homes, which are portrayed in a rendering as a series of contemporary four-story structures with rooftop terrace decks. Planned finishes include fiber cement boards and stucco.
City records list the project applicant as 329 Kenmore, LLC, an entity managed by Nklosures architect Nikhil Kamat.
The project site sits one block to the northwest of a new mixed-use building rising at 3977 Beverly Boulevard which will feature 67 apartments above retail at completion.
