On the border between East Hollywood and Koreatown, wood framing is nearing its peak for a new mixed-use apartment complex from Los Angeles-based 4D Development & Investment.

Located a few blocks west of the Vermont/Beverly Metro station at 3977 W. Beverly Boulevard, the finished project will consist of a five-story building featuring 67 studio, one-, and two-bedroom apartments, ranging between 515 to 1,200 square feet in size, as well as 8,450 square feet of ground-floor retail space and a 46-car garage.

Approved plans rely on Transit Oriented Communities incentives to permit greater density and height than allowed by zoning rules, as well as reductions to normally required automobile parking, open space, and setbacks. In exchange for the incentives, seven of the apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.

AFCO Design is designing 3977 Beverly, which is depicted in renderings as a contemporary low-rise building that scales down in height toward its northern property line. Besides housing, the apartment complex would incorporate amenities such as a courtyard, a rear yard, and a small fitness center.

The proposed apartment complex is among a handful of multifamily residential complexes now under construction near Vermont/Beverly Station, including a market-rate complex from Hankey Group and Jamison Services and supportive housing from Flexible PSH Solutions.

Other projects from 4D Development & Investment include similar mixed-use and residential buildings now taking shape in Pico-Union and West Adams.
