Just south of Metro's Leimert Park Station, SoLa Impact has secured $29 million in funding to add community-serving spaces to a new mixed-use apartment complex wrapping up work on Crenshaw Boulevard.
The Crenshaw Lofts, located at 4607 Crenshaw Boulevard, consists of a seven-story building that will feature 190 studio, one-, two-, and three-bedroom apartments above subterranean parking. Project approvals included Transit Oriented Communities incentives to allow for a larger building than would normally be permitted by zoning rules. In exchange, 22 of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
The $29 million in new market tax credits will go toward the build out of two ground-floor tenants for the property, including:
- The SoLa Tech & Entertainment Center Powered by Live Nation – a next-generation workforce development center offering training in technology, digital media, music, live production, and entrepreneurship.
- The Crenshaw Culinary Arts Cafe – a non-profit culinary training and community café serving the community with healthy food options while offering hands-on vocational training in the food service industry for South LA residents.
The tax credits were provided by Border communities Capital Company, the Los Angeles Development Fund, and Enterprise Financial CDE. Dudley Ventures/Valley Bank served as tax credit investor, while BHI provided construction financing for the overall development.
Located just west of Sankofa Park, the northern bookend of the 1.3-mile Destination Crenshaw public art and open space project, the Crenshaw Lofts are one of several mixed-use projects reshaping the blocks surrounding Leimert Park Station, and are among a handful of ground-up developments in the works from SoLa Impact. That includes a new development also nearing completion at 4008 Martin Luther King Jr. Boulevard.
