In Eagle Rock, a 1920s commercial building is gone, and wood framing is now rising for a small mixed-use residential development.

The roughly quarter-acre project site, located at 1525 Colorado Boulevard, is approved for the construction of a new complex consisting of six townhouse units, approximately 1,000 square feet of ground-floor retail space, and parking for 14 vehicles.

According to city records, Levitt + Morris Architects is designing the new development, which will stand just over 46 feet in height and feature a more than 3,000-square-foot amenity deck at its rooftop. Renderings depict a contemporary three-story structure.

Los Angeles County Assessor's records list the owner of the site at 1525 Colorado, LLC, a Los Angeles-based entity associated with Avenue Homes.

The development site, though located east of the commercial core of the Eagle Rock neighborhood, will sit a short walk from a future stop on Metro's forthcoming bus rapid transit line between North Hollywood, Burbank, Glendale, and Pasadena.
