Plans for a larger apartment complex next to the Northridge Fashion Center will move forward under a new owner.

Trammell Crow Company has announced that it has closed on a nearly five-acre property at 9450 N. Shirley Avenue. There, TCC subsidiary High Street Residential intends to construct an already-approved project which calls for the construction of a new five-story complex featuring 350 studio, one-, and two-bedroom apartments with parking for more than 460 vehicles. Construction is expected to commence in 2025 and be completed by 2027.

“We believe that this is one of the best development sites right now in Los Angeles County,” said High Street Residential principal Alex Valente in a statement. “The location is steps away from the highly activated Northridge Fashion Center Mall – an amenity in and of itself to our future residents. Once complete in 2027, this project will deliver much-needed housing to a vibrant community in Los Angeles, benefitting from the [more than 170] compelling food and beverage offerings and unique shops and retail experiences next door.”

Besides housing, plans call for approximately 40,000 square feet of resident amenities, including a fitness center, a clubhouse, a central courtyard, and a rooftop deck.

TCA Architects is designing the project, headlining a team which also includes landscape architecture firm Border, interior design firm CDC Designs, VCA Structural Engineers, and Parking Design Solutions.

The sale to Trammell Crow was brokered by Mike Smith, Jim Fisher, and Vince Norris of Northmarq.

Trammell Crow's other upcoming San Fernando Valley project sits miles to the southeast, where the developer is looking to build more than 1,500 apartments on Metro-owned parking lots above North Hollywood Station.
