Manhattan West Real Estate has unveiled a new look for a proposed multifamily residential development near the busy intersection of Sunset Boulevard and Alvarado Street in Echo Park.

The proposed project at 801 N. Alvarado Street, submitted earlier this year to the City of Los Angeles for review, calls for the construction of a five-story building featuring 55 studio, one-, and two-bedroom dwellings above a two-level, 40-car subterranean parking garage. The development, which is being entitled using Transit Oriented Communities incentives, would set aside five of the new apartments as affordable housing at the extremely low-income level.

Warren Techentin Architecture is designing 801 Alvarado, which would feature an exterior of metal screens and stucco. Architectural plans show a rooftop amenity deck and a small courtyard located at the building's ground level.

The project is being developed as a joint venture between Manhattan West and its partner, Local Development. The team acquired the site in December 2021 for $4.25 million, according to a representative. Months later, the joint venture shelled out an addition $4 million to purchase a neighboring site at 900 N. Alvarado Street, which is being entitled for a similar 47-unit complex.

“Echo Park has been thriving over recent years due in part to its convenient location to a number of employment centers, expanding base of trendy local restaurants and shops, and diverse community of artists, musicians and other creatives,” said Manhattan West's managing director of real estate Adam Norvel. “With this most recent site acquired, we are looking forward to bringing two much-needed, high-quality rental projects with a total of 10 affordable units to Echo Park.”

Both projects are expected to break ground in late 2023 and be completed within approximately 24 months.
