In Palms, the curtain has lifted as a new mixed-use apartment complex from prolific local developer Wiseman Residential.
The project, now in the home stretch at 3659 S. Motor Avenue, consists of a seven-story building which will feature 68 apartments above podium parking and ground floor commercial space.
Located on a site which previously housed a Montessori school, the new development stands seven stories in height, and will feature 68 apartments atop podium parking and ground-floor retail space at completion.
Although a by-right project, the building was designed in accordance with the Transit Oriented Communities guidelines, which permits larger structures than allowed by zoning rules near transit. In exchange for the incentives, seven of the new apartments are to be reserved as affordable housing at the extremely low-income level.
City records list the project's architect as Uriu & Associates, which often designs buildings for Wiseman.
Wiseman, which is based in Sawtelle, develops infill apartment complexes across the City of Los Angeles, is not done in Palms. The company recently began work on a larger 104-unit development a short distance north at 3557 S Motor Avenue, and has plans for another mixed-use residential building a short walk south on Venice Boulevard.
